Essential Information if you are flying to Costa Rica and Requirements.

Info about Who can fly to Costa Rica and Requirements for tourists to enter Costa Rica

  • All people entering Costa Rica must complete the digital epidemiological form. This is known as the “Health Pass” or “Pase de Salud.” Click here for a link to the form.
  • Tourists must obtain a negative PCR coronavirus test. The sample for this test must have been taken at most 72 hours before the flight to Costa Rica.
  • Tourists must purchase travel insurance that covers accommodation in case of quarantine and medical expenses due to COVID-19. This policy can be international or purchased from Costa Rican insurers.
  • Tourists from the United States must demonstrate, via their driver’s license or State ID, that they live in one of the authorized states.

Authorized countries and states

As of September 1, Costa Rica allows tourists from Maryland, Virginia and the District of Columbia. These two states and the capital have been added to the following, previously announced states: New York, New Jersey, New Hampshire, Maine, Vermont and Connecticut.

As of September 15, the list will be further expanded with Pennsylvania, Massachusetts and Colorado.

In addition, people who have resided in the below 44 countries for at least 14 days can fly to Costa Rica:

To summarize the laws as simply as possible:

  • Tourists can visit Costa Rica from any of the authorized countries or states, given they meet a series of requirements. Tourists do not need to quarantine. Click here for more information from the Costa Rica Tourism Board.
  • Citizens and residents can enter Costa Rica from anywhere. Whether or not they need to quarantine varies on their point of origin and whether they obtained a negative coronavirus test.

If you have more specific questions, we recommend contacting the nearest Costa Rican Consulate for clarification before booking a flight. Costa Rican authorities have and will reject visitors who do not meet the entry requirements.

New law about capital gain tax starting in 2 weeks called Ley de Fortalecimiento de las Finanzas Públicas.

It will be in effect by July 1st and has raised several concern and misinterpretations. In reality it is pretty simple because you can choose to pay either 15% of the gain or 2.25% from the actual sales price. You do not need to rush and update your property value at the Municipality before July 1st. PD Attorneys provided a simple explanation.

How much – Cuanto cuesta?

Prices of properties depends a lot on the whereabouts. There are these famous three words in real estate that most of you have heard about before: Location, location, location! The most common three sought after locations in Tamarindo are beachfront, ocean view and walking distance to the beach. There is a wide price range between those different type of properties. Many times, people ask “how much is the price for land in Tamarindo”? Currently the prices range from about US$100 to US$1000 per m².

Less than 5% of land in Costa Rica on the beach is titled, “con escritura”, or fee simple. Tamarindo is one of the unique beach towns that were developed early and before the law changed in the 70’s to concession land. Because of that, most of the land on the beach in Tamarindo is titled.

Beachfront was always and still is the most desired land. Therefore, it is the most valuable. Currently you will not find a beachfront property below US$1000 per m². In fact, you have to be lucky to find any available ones for sale right now. Small lots in prime commercial areas can easily double that number.

Other sought-after properties are the ones with ocean view. Prices for these start around US$170 per m². Depending on the view, usable space, infrastructure and location, prices can go up to US$500 per m², or even higher if those properties are in a gated community.

The third interesting property group to look out for are the ones within walking distance to the beach. Currently there are no properties available below US$100 per m² within this category. If you should find one, we recommend you to buy it. A general rule is that closer to the beach you get, the higher the prices are. The history in sales for over more than 20 years confirms that lots closer to the beach sold for about half the price than the beachfront lots.
