2020 Property Taxes are due March 31st

Property owners must pay Property Tax (Impuestos Bienes Inmuebles) and garbage collection fee (recolección basura) to the Municipal Government where the property is located.

Amount: The property tax is 0.25% of the registered value of the property, which is either the purchase price paid or the value assigned by the Tax Office.
The garbage collection fee is a fixed amount, adjusted yearly, that must be collected along with the property taxes. The municipality determines the fee based on location and on whether the property is used for residential or commercial purposes.

This property tax and garbage collection fee can be paid a year in advance or quarterly. However, if paid quarterly, you must pay before the end of each quarter to avoid interest charges. The first quarter of the year ends on March 31stof each year.

Owners must fill out a form to update the value of the real property every five years. Failure to do so can lead to a Municipality assessment and fines to the real estate owner. Please verify the last time you filed the form, in case of any doubt, better verify with the Municipality. The Municipalities are already notifying appraisals and fines for people haven’t done the update.

NOTE:
The Municipality of Santa Cruz does not always charge both in the same statement and this can cause confusion and problems to owners. The municipality has attributed this to “lack of updated records and/or to administrative errors within the system”. Therefore, please review your statement carefully to avoid unpleasant surprises.
As we have discussed in previous articles, there are numerous taxes that are paid throughout the fiscal year. To ensure you do not incur any penalties or fines, it is important all applicable annual taxes are paid on time. recycleIt takes a manufacturer a fraction of a second to create a plastic bag, we use it for 20 minutes to get our products from the store to the house, then it takes over 100 years for it to disappear completely.

There are many other alternative substitutes for plastic that work great and are very accessible. Various hotels and restaurants in Tamarindo and the surrounding area, for example, have now replaced their plastic straws with paper-based straws. These might be small changes, but little by little we will have a positive impact on our beautiful beaches and towns we care about so much.
The Clean Wave, a non profit organization based in Tamarindo, has been working for quite some time to keep the beaches clean and they also take time to educate locals and volunteers on how to take care of your town.

Since many years the SURFRIDER organization does a wonderful job as well as several other groups and individuals like the ASADA Tamarindo and of course ADI Tamarindo. They all care about Tamarindo and the surrounding area.

Let’s all make the effort together to keep Tamarindo and the surrounding beaches and towns as clean, consciously healthy, and a leading example for all Guanacaste and Costa Rica!

New law about capital gain tax starting in 2 weeks called Ley de Fortalecimiento de las Finanzas Públicas.

It will be in effect by July 1st and has raised several concern and misinterpretations. In reality it is pretty simple because you can choose to pay either 15% of the gain or 2.25% from the actual sales price. You do not need to rush and update your property value at the Municipality before July 1st. PD Attorneys provided a simple explanation.

Throughout the years Tamarindo has grown to be known for its beautiful beach, world-class surf, friendly people, beautiful Condos, Homes & Hotels, and generally a fun place to live, or visit. From the entrance to Tamarindo, near the Church, all the way to Langosta I found that, including small “Sodas”, hotels with restaurants and standalone restaurants there are just over 106 establishments to pick from and among these there are 16 that are beachfront. You’ll find from local Costa Rican food to burger & taco joints, French, Italian, Oriental, Indian, Chinese, BBQ, cafe’s, seafood, pizzas, falafels, sushi, vegan friendly, steak houses and international menus, making it a wide multi-cultural selection of food to enjoy. Whether you’re looking for a delicious ceviche with a cool beer, fine cuisine or something in-between, it’s really amazing how diverse the selection is.
