Hospital CIMA in Guanacaste

On May 3rd the first rock was set on the site of what will be the CIMA Hospital in Guanacaste. Located near the Daniel Oduber International Airport this is part of a megaproject called Pacific Plaza. The Consorcio Hospitalario Internacional (IHC) will be in charge of the hospital administration, while the construction of this first phase will be financed by the promoting partners Fondo Emerge, CE Consorcio Esquivel, the Aguilera Apestegui family, private institutional investors and from financing brought by Banco de Inversión E3-CORP.
The project consist of 3 story building with 42 medical offices, a heliport, food court, pharmacy and space for six commercial locals. The complex will also have housing for senior citizens with Alzheimer’s, retirees and for patients that need special care. The construction is expected to be finished in June of 2011 and the remaining stages of the project throughout the next 8 years. Without a doubt the CIMA Hospital (www.hospitalcima.com) will be a great option with first class medicine for the coastal residents and Guanacastecos in general.

El día 3 de mayo se colocó la primera piedra de la que será la sede en Guanacaste del hospital CIMA.  Estará ubicado cerca del aeropuerto internacional Daniel Oduber, dentro de un megaproyecto denominado Pacific Plaza. La administración del centro hospitalario estará a cargo del Consorcio Hospitalario Internacional (IHC) y la construcción de la primera etapa del hospital será financiada de los socios promotores Fondo Emerge, CE Consorcio Esquivel, la familia Aguilera Apestegui, inversionistas institucionales privados y financiamiento bancario atraído por el Banco de Inversión E3-CORP.
El proyecto incluirá un helipuerto, una torre de tres pisos con 42 consultorios médicos, 6 locales comerciales, farmacia y área de comida. El complejo además contará con residencias para jubilados, viviendas para personas que requieren cuidados especiales, residencias para adultos mayores con Alzheimer o demencia senil. Se espera que su construcción esté lista en junio del 2011 y el resto del proyecto se completaría en los siguientes ocho años.  Sin duda alguna el Hospital CIMA (www.hospitalcima.com) será una opción de servicios médicos de primera clase para los residentes de las costas y Guanacaste en general.

For Sale by Owner – there will always be a realtor around to help

Looks like the site indexes only FSBO (For Sale by Owner — fizzbo) properties. I don’t see how it will have a significant impact on real estate in Canada. I for one would always use a realtor (that I trust) when buying or selling a home.

Here’s my view on FSBO, and much of this opinion is influenced by the book Stumbling on Happiness. For the most part people generally suck at predicting what would make us happy in the future. The result is we have expectations that are often out of sync with reality.

Why do a lot of FSBOs wind up, and are happier switching to a realtor? Because beforehand they underestimate how hard it is to sell a home and overestimate how happy they will be saving the commissions. After they list, expectations change, and a lot of FSBOs wouldn’t mind paying somebody a commission to do all work for them. Check out Stumbling on Happiness, it gives a lot of great examples of how we suck at estimating happiness and how we’ll fall into the same trap over and over again.

Will FSBOs go away? Probably not, actually I expect lots more FSBOs in the future. Not because it’s the next great thing, but because a lot of people will make the same bad predictions on happiness: going FSBO would make them happier. Some will luck out, a lot won’t, and there will always be a realtor around to help those who don’t.
